About this apartment.
A brand new three-bedroom in Al Sahafah, north Riyadh, sitting inside the neighbourhood rather than on a main road. There is a desk in every one of the three bedrooms, so it works for a work trip and for the whole family at the same time. The balcony has a slatted screen, so your morning coffee is your own.
The space
Three bedrooms, one with a king bed and two with twin beds, each with its own desk and blackout curtains, and air conditioning in every room. A 65 inch 4K smart TV in the living room, and a kitchen equipped for a large family meal: oven, hob, microwave, fridge, pans, knives and a rice cooker. A washing machine, an iron and a drying rack are in the apartment.
What you get
The whole apartment is yours, with nothing shared inside it. It is on the second floor and there is a lift. Parking is free at street level in front of the building, in a marked bay we give you on the day.

Two things guests ask us for. Each one depends on the day, so we confirm it with you rather than promise it up front. Where a charge applies, we say so with the answer.
Housekeeping during your stay
Mid-stay cleaning, with a linen change, is available on request between 10:00 AM and 6:00 PM. The team calls 30 minutes ahead and does not enter until someone opens the door.

Check-out is by 12:00 noon. Where the day's arrivals leave room, we will give you longer. Ask us the day before and we will arrange it where we can.

- Up to 8. Tell us your number before you arrive, children included, so the apartment is set up for everyone.
- Smoking
- No smoking inside the apartment, and that includes shisha and e-cigarettes. Smoking indoors means a full deep clean before the next guest arrives, so it carries a deep-cleaning charge.
- Parties
- No parties or events.
- Pets
- No pets.
- Quiet hours
- Everyday noise is fine from 7:00 AM to 10:00 PM Sunday to Thursday, and from 9:00 AM to 10:00 PM on Friday and Saturday, which is the weekend here. Outside those hours, please keep it down for the neighbours.

- Self check-in. Your arrival details reach you on the day of check-in.
- Parking
- Free parking, at street level in front of the building. We send the details with your arrival instructions.
- A later check-out
- Ask us and we will arrange it where that day's arrivals allow. A later check-out that was not arranged with us carries a charge, and the apartment still has to be free in time for housekeeping.
- Cancellation
- Full refund up to 30 days before check-in, 50% of every night up to 7 days before, and nothing after that. The cut-off is 4:00 PM Riyadh time on the day.
- Security deposit
- Bookings on the Layali booking site or by WhatsApp carry a refundable security deposit, and we aim to return it in full on the day you check out. Airbnb bookings carry no deposit.
- Cleaning
- There is no cleaning fee. If the apartment needs more than the normal turnover clean after you leave, that carries a charge. Housekeeping during your stay is available on request, for a fee.
- Damage
- Anything broken or damaged is charged at what the repair or the replacement costs, and we send you the invoice.
