About this apartment.
A 255 square metre penthouse with high ceilings and a balcony, on the third floor. It is built for a family or a group that wants room to spread out rather than a compact city flat: coffee on the balcony in the morning, a king bed with cotton linen at night, and fast Wi-Fi in between.
The space
Three bedrooms, the master with its own bathroom, all with room-darkening blinds. A wide living room with a smart TV, a dining table for a group meal or a meeting, and a fully equipped kitchen with modern appliances, cookware and crockery. A washer and a dryer in the apartment, and outdoor seating on the balcony. Two of the bedrooms face the street, so a light sleeper may hear the city.

موقع الشقه ممتاز من ناحية توسطه لكل الوجهات. سهل الوصول له .. قريب عليه كل الخدمات (٥دقايق).
الشقه من الداخل فندقيه رائعة جداً وفيها كل اللي تحتاجه ولها موقف خاص .
ملاحظات بسيطه: يحتاج عزل الدرايش المطله على شارع لانه شوي ازعاج سيارت وخصوصا اللي صوتها عالي. والموقف لو يتضلل يكون احسن لان في الجو الحار مزعج.
ولكن امانةً الشقه فوق الرائعة ما شاء الله وراح تكون مكان سكني في المرات القادمة باذن الله..

الاقامة كانت رائعة ومميزة جدا الشقة مرتبة ونظيفة ومطابقة للصور ، كذالك البلكونة كانت جلستها جميلة جداً وانت في الشقة تشعر انك في البيت ولست مستأجر، حلصت لي اشكالة واحتجت عامل الصيانة وكانو متجاوبين ووصل العامل في وقت مناسب من ان الوقت كان احازث نهاية الاسبوع الجمعة، اعطيتهم بعض الملاحضات المهمه وكانو متجاوبين وان شالله تتعدل شكراً الإقامة الرائعة و راح تكون الخيار الاول فيه زياراتي القادمة.
The stay at the apartment was very enjoyable; I felt at home. During my visit, there were a few issues, but the response was prompt and helpful. was prompt, and they sent the maintenance worker. They will be my first choice during my next visit to Riyadh.

Housekeeping during your stay
Mid-stay cleaning, with a linen change, is available on request between 10:00 AM and 6:00 PM. The team calls 30 minutes ahead and does not enter until someone opens the door.

Check-out is by 12:00 noon. Where the day's arrivals leave room, we will give you longer. Ask us the day before and we will arrange it where we can.

- Check-in
- From 4:00 PM to 12:00 midnight, with self check-in using a door code. If you expect to arrive later, message us before you book.
- Check-out
- By 12:00 noon.
- Guests
- Up to 8. Tell us your number before you arrive, children included, so the apartment is set up for everyone.
- Smoking
- No smoking inside the apartment, on any balcony or on any terrace, and that includes shisha and e-cigarettes. Smoking means a full deep clean before the next guest arrives, so it carries a deep-cleaning charge.
- Parties
- No parties or events.
- Pets
- No pets.
- Quiet hours
- Everyday noise is fine from 7:00 AM to 10:00 PM Sunday to Thursday, and from 9:00 AM to 10:00 PM on Friday and Saturday, which is the weekend here. Outside those hours, please keep it down for the neighbours.
The rest of the house rules
- Arrival
- Self check-in. Your arrival details reach you on the day of check-in.
- Parking
- Free parking, at street level in front of the building.
- A later check-out
- Ask us and we will arrange it where that day's arrivals allow. A later check-out that was not arranged with us carries a charge, and the apartment still has to be free in time for housekeeping.
- Cancellation
- Full refund up to 30 days before check-in, 50% of every night up to 7 days before, and nothing after that. The cut-off is 4:00 PM Riyadh time on the day.
- Security deposit
- Bookings on the Layali booking site or by WhatsApp carry a refundable SAR 500 security deposit, and we aim to return it in full on the day you check out.
- Cleaning
- There is no cleaning fee. If the apartment needs more than the normal turnover clean after you leave, that carries a charge. Housekeeping during your stay is available on request, for a fee.
- Damage
- Anything broken or damaged is charged at what the repair or the replacement costs, and we send you the invoice.
